1. Purpose of this disclosure
This Risk Disclosure explains material risks that can apply when you use assetproperty.ltd websites, open an investor account, or allocate capital into products offered through assetproperty.ltd. It is intended to help you make an informed decision. It does not replace product-specific documents, account terms, or advice tailored to your circumstances.
assetproperty.ltd is presented as a diversified investment company with assets across markets, income strategies, real assets, alternatives, and selective digital assets. Diversification can reduce concentration in a single asset class. It does not eliminate risk, and it does not guarantee profit or capital preservation.
2. No guarantee of returns or capital
You may lose some or all of the capital you invest. The value of investments can fall as well as rise. Past performance is not a reliable indicator of future results. Historical figures, marketing summaries, and asset descriptions are not promises of future performance.
assetproperty.ltd does not guarantee profits, fixed daily returns, weekly returns, or protected capital. Any insurance, custody arrangement, hedging programme, or capital-protection feature applies only if it is expressly stated in writing for a named product, with the provider and material terms disclosed to you before you invest.
Do not invest money you cannot afford to lose. Do not rely on informal statements, social media claims, affiliate promotions, or third-party commentary that conflict with this disclosure or with the written terms of a product.
3. General investment risks
The following risks can apply across one or more assets:
- Market risk. Prices of securities, commodities, property-linked interests, and other assets can move quickly because of economic data, interest rates, inflation, geopolitics, company news, or changes in investor sentiment.
- Liquidity risk. You may be unable to exit an investment at the time or price you want. Some assets may have hold periods, notice periods, gates, or limited secondary markets.
- Credit and counterparty risk. Issuers, banks, brokers, custodians, counterparties, or service providers may fail to meet payment, settlement, or custody obligations.
- Currency risk. If your reference currency differs from the currency of an investment or payout, exchange-rate moves can increase or reduce your return in your home currency.
- Interest-rate risk. Changes in interest rates can affect bond prices, financing costs, property valuations, and the relative attractiveness of income products.
- Inflation risk. Rising prices can erode the real purchasing power of cash holdings and of returns that do not keep pace with inflation.
- Operational risk. Failures in systems, processes, people, documentation, or third-party service providers can delay transactions, impair reporting, or cause loss.
- Legal, tax, and regulatory risk. Laws, tax rules, licensing requirements, sanctions, and market regulations can change. That can affect product availability, costs, reporting duties, or your ability to invest.
- Concentration risk. Allocating too much capital to one asset, sector, geography, or strategy can magnify losses if that exposure underperforms.
- Valuation risk. Some assets are marked to market frequently. Others rely on models, appraisals, or less frequent pricing. Reported values may differ from the price available if you exit.
4. Risks by investment asset
4.1 Equities
Equity investments are generally higher risk. Share prices can be volatile. Company-specific events, earnings disappointments, sector downturns, and broad equity-market declines can cause material losses. Growth-oriented or smaller-company exposures may be more volatile than large, established companies. Dividends are not guaranteed and can be reduced or cancelled.
4.2 Fixed income
Fixed income strategies are often less volatile than equities, but they are not risk free. Bond prices can fall when interest rates rise. Issuers can default or be downgraded. Credit spreads can widen in stress markets. Income distributions can change. Inflation can reduce the real value of fixed coupons. Liquidity can deteriorate for certain bonds or income instruments during market stress.
4.3 Precious metals
Metal prices can be volatile and may move differently from equities and bonds. Returns can be affected by industrial demand, jewellery demand, monetary policy expectations, currency moves, storage and custody costs, and changes in investor appetite for hard assets. Physical or metal-linked exposure can involve custody, insurance, assay, and logistics risks. Metal holdings do not pay interest like a bank deposit.
4.4 Agriculture
Agriculture and farmland-linked investments can face weather, climate, crop yield, disease, commodity-price, land-title, operational, and input-cost risks. Returns may be long-cycle and uneven. Liquidity can be limited. Local regulation, export rules, and land-use restrictions can affect outcomes. Production assets can underperform expectations even when long-term food demand remains strong.
4.5 Real estate
Property-linked investments can be affected by occupancy, rental income, tenant default, interest rates, financing terms, planning and construction delays, maintenance costs, local market conditions, and valuation cycles. Property can be illiquid. Exit timing may be constrained. Leverage, where used, can amplify gains and losses. Documents, title quality, and deal structure matter. Marketing summaries are not a substitute for the deal papers provided for a specific offering.
4.6 Energy and resources
Energy and natural-resource strategies can be highly cyclical. Prices of oil, gas, power, metals, and related assets can swing with supply, demand, geopolitics, regulation, and technology change. Project development, operating disruptions, environmental liabilities, and policy shifts can affect returns. Correlation with broader markets can rise during stress, reducing diversification benefits when they are most needed.
4.7 Multi-asset
Multi-asset products blend exposures across asset classes. Allocation decisions, rebalancing, and model assumptions can be wrong. Correlations between asset classes can break down in crises, so diversification may provide less protection than expected. Fees and turnover can affect net returns. A managed blend is still subject to the underlying risks of each sleeve.
4.8 Digital assets
Digital assets are optional, higher-risk exposures. Prices can be extremely volatile. Markets can trade twenty-four hours a day and may lack the investor protections associated with traditional regulated securities markets. Risks include technology failure, protocol changes, forks, cyberattacks, lost access credentials, custodian or exchange failure, fraud, abrupt liquidity withdrawal, and evolving regulation or outright prohibition in some jurisdictions. Digital assets should not be treated as a substitute for cash, insured deposits, or guaranteed income products.
5. Suitability and your responsibility
You are responsible for assessing whether an investment is suitable for your objectives, horizon, risk tolerance, liquidity needs, and financial situation. assetproperty.ltd may request information for verification, eligibility, or compliance purposes. That process is not the same as personalised financial advice unless a separate advisory relationship is expressly agreed in writing.
If you are unsure whether a product is appropriate, obtain independent legal, tax, or financial advice before investing.
6. Account, funding, and operational matters
- Identity verification and compliance checks may delay account approval, funding, withdrawals, or allocation.
- Supported funding methods, cut-off times, and settlement cycles can change.
- Platform outages, maintenance windows, or third-party interruptions can affect access to your account or to market information.
- Statements, dashboards, and indicative valuations are tools for monitoring. They may lag markets or rely on third-party data feeds.
7. Conflicts, fees, and third parties
Product economics may include management fees, performance fees, spreads, custody charges, transaction costs, or other expenses. Fees reduce net returns. Where assetproperty.ltd or affiliates earn fees from products you select, that creates a commercial interest in those products. Third-party managers, brokers, custodians, or technology providers may also have their own interests and fee arrangements.
8. What this disclosure does not cover
This page is a general risk statement for the assetproperty.ltd public platform and diversified asset structure. Specific offerings may carry additional risks set out in term sheets, offering memoranda, subscription agreements, key information documents, or other product papers. If there is a conflict between this general disclosure and a product-specific document, the product-specific document governs that product to the extent of the conflict, except where applicable law provides otherwise.
9. Acknowledgement
By opening an account, funding, or allocating into any assetproperty.ltd asset, you acknowledge that you have read this Risk Disclosure, understand that you can lose capital, and accept that returns are not guaranteed.
